Barn conversions near Caversham by Stephen Anthony Developments. Turning agricultural buildings into homes, working with the existing frame and roof rather than against it, and insulating in a way that suits an old structure.
A barn conversion keeps the character of the original building while adding everything a house needs: floors, insulation, heating, wiring, drainage and windows. The best conversions leave the frame and the volume on show rather than boxing it all in.

More Information
The first job is finding out what condition the frame and roof are really in. Old timber can look worse than it is, or better. New window and door openings change how the structure carries load, so an engineer works out what needs supporting before anything is cut.
Old buildings need to breathe. Sealing an old wall with the wrong materials traps moisture and causes rot behind the finish. We use build ups that let the structure dry out while still keeping the heat in, which matters in a building with a large volume to warm.
Barn conversions call for a different approach from new build work, because you are working with what is there rather than starting clean. Our 34 years across old and new buildings means we are comfortable making the two meet, which is most of the skill in a conversion.

STILL NOT SURE?
Yes, though many agricultural buildings qualify under permitted development rights for conversion to homes, subject to conditions and prior approval. The rules are detailed and the building must be structurally capable of conversion. Get advice before buying a barn on the assumption it can be converted.
Most take nine to fifteen months on site, depending on the condition of the structure. Repairs to the frame and roof come first and are the least predictable part. Once the building is watertight the internal work runs much like any other house build.
They can be if the insulation is not right, because there is usually a lot of volume and plenty of glazing. Done well, with the right build up and underfloor heating in a solid floor, they perform well. The insulation strategy is worth spending time on early.
