Structural work starts with an engineer's calculations. Beam sizes, padstones and bearing lengths are all specified for a reason. We build to what is on the drawing and keep the paperwork, because building control will want to see it and so will a buyer's surveyor.
A construction job runs to a programme with trades booked in sequence. We set out working hours, deliveries and where the skip goes before starting, and keep the site tidy at the end of each day. That matters as much on a house as on a commercial job.

Yes, for anything that removes or alters load bearing structure. Building control will not sign off a steel beam without calculations. The engineer's fee is small next to the cost of getting it wrong, and the calculations become part of your house paperwork.
The beam itself usually goes in over two to three days, including propping, cutting out and setting the steel on padstones. Making good, plastering and finishing takes another week or so. The design and building control side needs sorting before any of it starts.
Yes. We handle shop, office and small commercial projects alongside residential work. Commercial jobs usually need tighter control of working hours and access, particularly where a business is trading through the work. We plan around that rather than expecting the client to.
