The first thing to check is head height. Measure from the floor joists to the ridge. If you have around 2.2 metres you can usually convert without altering the roof. Less than that and you will need a dormer, a hip to gable change, or the roof raising.

A rooflight conversion is the cheapest and needs no change to the roof shape. A dormer adds head height and floor space at the back. Hip to gable squares off a sloping side wall, which suits semi detached houses. Which one you need depends on your roof.
Building regulations want a fixed staircase, not a ladder, and that staircase has to land somewhere sensible. You also need fire doors on the rooms below and insulation to current standards. These are the parts people forget when they price a conversion themselves.

A rooflight conversion is usually six to eight weeks. A dormer or hip to gable conversion runs closer to eight to twelve weeks. Most of the noisy structural work is in the first fortnight, and the rest is stairs, plastering and finishing inside.
Many fall under permitted development, as long as the added volume stays within the allowance and nothing extends beyond the front roof slope. Terraced houses have a smaller allowance than detached ones. Conservation areas are treated differently, so check before drawing anything up.
Not every one. Head height, the type of roof structure and where the stairs can land all decide it. Modern trussed roofs need more structural work than older cut roofs. We measure and tell you straight away if it is not worth doing on your house.
